The Challenge:

Multifamily owners and managers are increasingly turning to ancillary revenue opportunities to increase the value of their properties. Residents’ need for storage space often outstrips closet space available. The Odyssey Condominium’s Board sought to add storage spaces for its residents as the lockers in the storage room were sold out. There were no obvious available spaces to add storage on the property.

Bradyl completes an on-site assessment and makes recommendations to better utilize untapped space in the building to create enclosed storage units. In spite of significant space limitations Bradyl was able to carve out space for 15 Bradyl Bins™ in the underground garage. Ancillary revenue earned from fees charged to residents adds significantly to the NOI of the property.  

The Outcome:

Bradyl’s storage solutions improve revenue and ROI, while better meeting the needs of the residents. And, at an average CAP rate of 5%, adding just $20,000 in ancillary revenue from 15 Bradyl Bins™ increases the asset’s worth by $400,000.

How do you best utilize space that was intended for retail use to create on-site storage for residents?

The building’s owner wanted to utilize space originally intended for retail use. Resident storage cages were proposed as a potential use for the space but the awkwardly shaped space was not best utilized with standard wire mesh partitions, and the owners desired a more attractive option for their Class A property.

The Bradyl Solution:

Bradyl completed an on-site assessment of the space and consulted with the property’s ADA consultant to ensure that the storage unit layout/ design incorporated all desired ADA accessibility features. Bradyl was tasked to design and install twenty five new storage units of various sizes in the allocated space. The property manager pre-advertised the incoming apartment storage units and generated a waiting list for the planned storage units.

The Outcome:

In addition to new adding a new amenity, the buzz generated by the pre-advertising resulted in all of the storage units being rented out immediately upon completion of the installation. Not only are residents able to take advantage of this on-site storage option, the property is renting the storage units for up to $4.73per square foot. The management company, JBG, and the owners of the property, ASB Capital Management, are thrilled with the results.

Is there a more private, cost-effective storage solution as an alternative to wire mesh partitions?

Home Properties, the developer of this new Class A apartment complex, desired a more private storage cage system than the standard wire mesh partitions typically used in new construction.

Is it possible to create a storage solution in limited or obstructed spaces?

The Challenge:

Limited pre-configured sizes of standard storage products proved unable to accommodate the basic storage needs of The Sedgewick’s low ceilings and oddly shaped available space.

For the same cost as standard wire mesh storage units, which were not a feasible option because of low ceiling height, Bradyl designed and implemented a custom enclosed storage unit solution that maximized The Sedgewick’s available space, taking all challenges into consideration.

The Sedgewick now has an innovative, secure, cost-effective storage solution that offers residents an added amenity.
